Vacancy rates continued to drop towards the end of 2006 as additional Class B & C space was absorbed. The pace of new office construction quickened at year-end 2006 as developers anticipated increased demand. We will continue to see lease rate increases as a direct result of higher land costs and the stabilization of vacancy rates into 2007.
The vibrant economy and supportive business environment continue to entice professional firms to expand into the marketplace. Several projects are currently underway that will add new Class A office space. Tonaquint Business Park continues construction, the Chiniquy Plaza will add Class space on Bluff Street, and State Bank is under construction on River Road. Several major projects are proposed for 2007 including Washington Business Park (Buena Vista Drive) and additional apace in the Tonaquint Business Park on Dixie Drive.

Despite the national housing market slow-down, the growth in St. George is continuing at a strong pace and may even quicken as residential prices continue to stabilize, providing more housing options for new arrivals. This translates into continued demand for retail expansion in 2007. Vacancy rates have risen slightly as additional retail space has been added. We can expect to see several major retailers announce expansion plans in the St. George area. The market has also seen a rise to top end rents, which will continue to rise in 2007 as developers reconcile high land costs for new developments.
The St. George area saw several major retail projects completed in 2006. The most notable additions to the market in 2006 include Kohl's in Washington, Furniture Row off Exit 6, Sportsman's Warehouse in Washington, Dillard's expansion and relocation at the Red Cliff's Mall, Iggy's Sports Grill on River Road, and The Cracker Barrel near the convention center. Several major projects are currently under construction including, The Home Depot on Sunset Blvd, Retail development on the old Anderson Lumber site on Bluff (Staples), Olive Garden on River Road, Retail in the Tonaquint area (Dixie Commons & Tonaquint Retail). Sunset Corners recently added Starbucks and Massage Envy, and The Pizza Factory will soon be at the Pine View Plaza. Soon Chico's, Coldwater Creek, Border Books and others will open at the Red Cliff Mall.
