Washington County, UT

The demand for Industrial land and Industrial space in Washington County continues to outpace the supply. The vacancy factor remains at less than 2%, and with current demand there is no anticipation of change in the near future. There has been a fair amount of growth in the total inventory but most of the added space has been in the owner user category. Pricing for all segments of Industrial space has seen moderate to heavy increases; selling and leasing costs for the most of the available product is at an all time high for the area.

Washington County continues to experience a high level of interest from a variety of Utah and national companies seeking an expansion, or looking to relocate to the area. The number of industrial buildings waiting for approval remains quite substantial with 625,000 square feet of space expected to be well on the way to completion by the end of 2006. Several large users of space are now in the process of acquiring building sites for development. Adding the needs of large space users to the high number of small to medium size new projects that will be coming on, there will not be much, if any, slowdown in the industrial building activity in the next year.

Fort Pierce Industrial and Business Park

The Park consists of 1100 acres of industrial zoned land. 435 acres have been sold and over 800,000 sq. ft. of buildings have been developed by existing businesses. An additional 825,000 square feet are under construction or in the planning process.

Gateway Industrial Park

The Gateway Industrial Park is located in Gateway, a 2000 acre master planned community composed of commercial, industrial, recreational, and residential developments. Gateway is located on Interstate 15 about 8 miles north east of St. George at the intersection of I-15 and SR-9, the Zion Park exit. Gateway will provide jobs, schools, churches, shopping, and recreational facilities all within the community.

Gateway is projected to become a corporate and institutional headquarters. The first business to locate in the Gateway Industrial Park was the 1.2 million square foot Wal-Mart Distribution Center. Millcreek Industrial Park

The Millcreek complex is a 150-acre planned industrial park situated on St. George's east side. There is easy access to Interstate 15 via nearby interchanges, just off exit 8. Located near Costco, Home Depot and the new Super Wal-Mart.
